SHOWINGS OF YOUR PROPERTY
Setting up showings for you is one of the most important steps in selling
your property. This is what sells a prospective buyer, YOUR HOME! When buyers or buyer’s agents contact us to set up a
showing, we will work with the other agents to make it as convenient on them, but also making it convenient for you.
It is very
important that your home be as presentable as possible, because first impressions, as with anything, are very important. With
buyers, first impressions count. A small investment in time and money will give your home an edge over other listings in the
area when the time comes to show it to a prospective buyer. Some suggestions that will aid you in getting that unforgettable
first impression and eventually an offer at top market value are:
GENERAL MAINTENANCE
· Oil squeaky doors
· Tighten doorknobs
· Replace burned out lights
· Clean windows
CURB APPEAL
· Cut lawns
· Trim shrubs if necessary
· Weed-eat and edge lawn
· Pick-up litter
· Clean walkway and driveway of leaves and grass

OFFER
TO PURCHASE
Once a buyer chooses to offer a contract on your home, YOUNT AUCTION AND REALTY will go to work, insuring that all information about your home containing “MATERIAL FACTS” has been communicated with the buyer’s agent, and that all terms of any offer are understood and relayed to you for your decision. Should you decide the first offer is not acceptable, but workable, then you have the right to go back to the buyer with more acceptable terms, and this is called a counter-offer. This could be done verbally or preferably in writing, and could go back and forth several times before an agreement is reached. Once the offer is mutually agreed upon, you can then begin to prepare your home for the different inspections (home and pest) and an appraisal. These are steps which the buyer has a right to have performed, which is also their responsibility to arrange. Part of the contract will give the buyer the right to have access for his agents to get inspections and appraisals.
INSPECTIONS
The buyer’s representative will make all the arrangements for the appraisal and
any inspections. They will then advise us of those appointments so we can be prepared, and will know of the times to make sure
they are convenient. The lender for the buyer will require the appraisal to insure the market value of the house meets or exceeds
the amount being loaned on the property. The home inspectors will make sure certain items in the home are functional (electrical,
plumbing, built-in appliances, heating and cooling, and some structural areas), and will report back to the buyer of any potential
problems. In the event of any potential problems, you will be advised in writing, and appropriate repairs can be made based
on your decision. Your YOUNT AUCTION AND REALTY professional can advise you throughout this process of your rights and obligations,
and work with you to ensure closing.
Another inspection that could be done is a Pest Inspection, to insure there is no possible
active infestation of insects you probably won’t be aware of, and we can recommend to you a list of licensed pest control professionals
to administer the proper treatments if there is any.

CLOSING
The
day has finally come. Your part of the closing is as simple as reviewing the closing statement (HUD-1 Form), and signing the
